We offer two primary services – Full Management and Tenant Finding
Full Management
By far our most popular option, especially for small private Landlords with less than 10 properties. The service covers the following areas-
- Marketing via local press, email, direct fax, retail partners, To Let boards, search engines and website
- Carry out accompanied viewings and fill out with the prospective tenant a 'Tenancy Enquiry Form' to hi-light smokers, pets, children etc. Follow up all references.
- Tenant selection and screening
- Preparation of agreements to comply with the conditions set out in the 1988 Housing Act as amended by the 1996 Housing Act (Assured Shorthold Tenancies minimum 6 months duration)
- Hold Damages Bond which is refundable only when we are satisfied the property is left in a clean and tidy condition.
- Certification for multiple occupancy dwellings
- Property inventories
- Safety certification to ensure compliance with (amongst others) The Gas Safety (Installation and Use) Regulations 1998, Electrical Equipment (Safety) Regulations 1994 & Low Voltage Electrical Equipment Regulations 1989, The Furniture & Furnishings (Fire) (Safety) Regulations 1988 (as amended), Smoke Detection Act 1991. Failure to comply with these regulations may lead to criminal and civil proceedings resulting in a fine and / or imprisonment.
- Record meter readings and liaise with the Electricity, Gas, Water and Local Council on your behalf.
- Rent collection - monthly from the tenant by Standing Order, Cheque or Collection
- Regular property inspections
- Payment of outgoings to independent or landlord approved contractors
- Repairs and maintenance including gardeners if required
- Dispute resolution
Our fees for this service start at 12.5% + VAT of the monthly rental, £88.13 (incl. VAT) setting up fee, £41.13 (incl. VAT) advertising fee, £58.75 (incl. VAT) tenancy renewal fee.
TENANT FINDING -
TENANT FINDING SERVICE
This is designed for Landlords who require our professional service in acquiring and vetting suitable Tenants
We will-
- Inform local companies, relocation agents on our register. Advertise in the local press and designated advertising boards in all areas.
- Carry out accompanied viewings and fill out with the prospective tenant a 'Tenancy Enquiry Form' to hi-light smokers, pets, children etc. Follow up all references.
- Prepare Assured Shorthold Tenancy Agreements which comply to current legislation. Collect a Damages Bond on your behalf
We will not:
- Inspect your property during the Tenancy.
- Deal with maintenance or repairs.
- Record meter readings or liase with Electricity, Gas, Water and Local Council.
- Deal with any disputes
Our Fee for this service is one Months Rent + VAT.
